Hubbell Lighting Inc., a division of Hubbell Incorporated (NYSE: HUBA, HUBB), recently completed the commercial real estate version of a marathon. The company moved its corporate headquarters 26.2 miles from its sprawling multi-building facilities in Spartanburg, SC, to a new 185,000 square foot state-of-the-art corporate headquarters in Greenville, SC. The process, three years from architectural plans to completion, yielded a four-story building on nearly 20 acres housing its 16 brands. Designed by McMillan Smith & Partners, a well known regional architectural firm headquartered in Spartanburg, SC, the striking building design of stone, steel, and glass overlooks Interstate 85, also know as the “Boom Belt,” connecting Atlanta, 150 miles south, and Charlotte, 100 miles north, to South Carolina’s Upstate. Over 215 international companies, such as BMW Manufacturing, Michelin North America, and AGFA, also call the resource-rich area home.
Many companies throughout the Upstate area of South Carolina strongly compete in the global marketplace. As a medium-sized market, the 10-county Upstate region comprises one of the strongest manufacturing centers in the United States.

Distinguished as the only lighting and production design firm engaged in the television, entertainment and architectural arenas--and known for its creative mastery, practical experience and advanced technological knowledge--Visual Terrain won the commission to create the lighting design plan for Hubbell Lighting’s remarkable headquarters facility in Greenville, SC. The Visual Terrain team of Dawn Hollingsworth, a managing partner of the firm, and Eileen Thomas, a principal of the firm, focused on two main concepts and a primary objective.
Through the lighting design, the Hollingsworth/Thomas team wanted to make a statement that reinforced the fact for anyone seeing the building for the first time that it indeed houses a lighting company. Secondly, without going overboard, they wanted to transform the building into a giant lighting laboratory while making it inspiring and comfortable for those who would work there.

The first floor of the new Hubbell Lighting corporate headquarters in Greenville, SC is home to the company’s unique Lighting Solutions Center. Unprecedented in the lighting industry, this self-contained 25,000 square foot space consists of dynamic training rooms equipped with the latest audio-visual equipment; an amphitheater outfitted with multi-media webcasting capability; a 3,000 square foot Lighting Solutions Lab; and complete dining facilities.
The Lighting Solutions Center, considered by many to be the most advanced education/training center in the lighting industry, was developed from a concept originally conceived by Scott Muse, Hubbell Lighting’s Group Vice President. Simple in its objective, but complex to implement, the facility provides real world solutions to the most challenging and timely lighting issues. Muse believes this is the quintessential service Hubbell Lighting provides for the specification community including architects, illuminating engineers, lighting designers, contractors, sales agents and others who work with illumination on a daily basis.

Hubbell Lighting’s new 185,000 sq. ft. headquarters in Greenville, SC is as easy on the environment as it is to view from its majestic hilltop location overlooking Interstate 85. The four-story, $41 million building is registered to achieve a Silver rating under the LEED (Leadership in Energy and Environmental Design) program of the U.S. Green Building Council.
As a leading manufacturer of energy-efficient lighting, Hubbell Lighting wanted “to practice what they preach,” said K. J. Jacobs, lead architect on the project. “They wanted to be good stewards of the environment as consumers as well as manufacturers.”
As a result, the new structure is 30 percent more energy efficient than a typical office building of this size, said Jacobs, of McMillan Smith & Partners, based in Spartanburg, SC, with offices in Charleston and Greenville.
